Taxes. Florida reassesses a home when it sells, so a buyer usually pays more than the seller did. We use Hernando County's 2025–26 millage of about 18.64 mills on the purchase price. In your first year there is no homestead exemption; after you file it, $25,000 comes off school taxes and $50,000 off the rest.
Mortgage insurance. Conventional loans with less than 20% down are estimated at 0.5% of the loan per year. FHA uses the 1.75% upfront premium (added to the loan) and 0.55% per year. VA uses a 2.15% funding fee (1.5% with 5% down, 1.25% with 10%) added to the loan, with no monthly insurance.
